1. What is List-GTA.ca?
LIST-GTA.ca is a flat-fee real estate listing service designed for homeowners who want professional help selling their home without paying a traditional percentage-based listing commission. You get the essential services needed to properly market and sell your property for one simple flat fee.
2. Is $4,999 really all I pay?
Yes, pretty much. Taxes extra. The $4,999 is the fixed fee charged by us (your listing agent). Any compensation offered to a buyer’s representative is separate from our flat listing fee and will be discussed with you before your property is listed.
3. Do I still get a Realtor® when I use LIST-GTA.ca?
Yes. Your property is professionally listed and you receive the support of a licensed Ontario real estate professional throughout the listing process.
4. Is LIST-GTA.ca a For Sale By Owner (FSBO) service?
No. LIST-GTA.ca is not simply a DIY or For Sale By Owner platform. We provide professional real estate services while using a flat-fee structure to help reduce your selling costs.
5. Do I have to deal with every buyer myself?
No. We handle the process end to end from coordinating with buyer agents, receiving offers to negotiation and final closing. We help guide you through the entire transaction.
6. Do I have to pay a buyer agent commission?
Any compensation offered to a buyer’s representative is separate from our flat listing fee and will be discussed with you before your property is listed. We’ll help you understand your options so you can make an informed decision.
7. Will someone help me determine the right listing price?
Absolutely. Pricing correctly is one of the most important parts of selling a home. We’ll review comparable properties, current market conditions and other relevant factors to help you establish a competitive asking price.
8. Do you provide professional photography?
Yes. Professional photography is included in our flat fee. High-quality photography helps your property make a strong first impression online and can significantly improve how your listing presents to prospective buyers.
9. Will you help me negotiate offers?
Absolutely. When offers come in, you won’t be left to negotiate on your own. We’ll review the offer with you, explain the terms and conditions, and provide professional guidance throughout the negotiation process. We’ll work with you to negotiate the best possible terms while keeping you in control of the final decision.

We’ll clearly explain the terms of the listing agreement before you sign, so you know exactly what you’re agreeing to. 13. Is there any obligation when I contact you?
No. A conversation is simply a conversation. Ask your questions, learn about your options and decide what makes sense for you.
14. Do you do Open Houses?
Absolutely—we’re happy to host open houses when they make sense for your selling strategy. We’ll discuss the right approach upfront based on your pricing strategy, market conditions and overall selling plan. If an open house is part of that strategy, I’ll take care of hosting it and helping make the most of the opportunity.
